The Lagos State Building Control Agency (LASBCA) has urged property owners and developers to comply with approved building setback requirements to promote safety and orderly development across the state.
The Agency’s Acting General Manager, Bldr. Florence Gbaye, said building setbacks provide essential space for ventilation, natural lighting, drainage, maintenance, accessibility and emergency response.
Gbaye explained that setback requirements vary depending on factors such as location, plot size, approved layout and applicable planning regulations.
She therefore urged developers to confirm the specific requirements for their properties before commencing construction.
Gbaye noted that, as a general guide, a full-plot residential development may require a six-metre front setback, three metres on both sides and three metres at the rear, while requirements for half plots and commercial buildings may differ.
The Acting General Manager stressed that these measurements should not be regarded as universal standards, advising property owners to seek clarification from the relevant authorities rather than rely on assumptions or advice from unqualified persons.
She also urged developers to consider building control requirements from the early stages of construction to avoid costly alterations and possible enforcement action.
Gbaye encouraged Lagosians to engage registered professionals and cooperate with building control officials, stressing that compliance with setback regulations is essential to protecting lives and property while ensuring the orderly development of communities.
